2024 Annual HOA Meeting Recap

On October 5, 2024, Thompson Draw II held its annual community meeting, with 33 cabins participating in the morning workday and 25 cabins represented at the meeting.
Highlights from the Meeting
President’s WelcomeJim Graham welcomed everyone, including new community members — the Gardner and Espinoza families. Jim reminded everyone to stay connected through our updated directory (coming soon via email) and to check the HOA’s website and Facebook for ongoing updates.
Workday SuccessScott Chamberlain praised the community's efforts during the workday, where fallen wood was cleared and roads were swept of needles. More thinning work is planned for Spring 2025.
Slash Pit & Architectural RemindersThe slash pit has been cleared three times this year. Members were reminded to submit an Architectural Request form before beginning any cabin remodels—find it on our website.
Traffic & Gate UpdatesWith active construction, everyone is asked to observe the 15 MPH speed limit to reduce dust and maintain safety.Gate clickers are available—contact Jim Graham if yours isn't working properly. Batteries can be replaced without affecting programming.
Committee Reports
RoadsDoug Heintz reported that 100,000 lbs of gravel were added and compacted on key roads. Thank you to Doug Mastin, Dwain Helleckson, Scott Chamberlain, and Tracy Shewak for the heavy lifting! While this was a great start, much more gravel work is needed and will continue over time.
WaterDwain Helleckson shared that water quality has remained consistently good, and the pump house has received an electrical upgrade with an automatic generator switchover during outages.
Gate Code ChangesDoug Mastin will oversee a rotating gate code system, changing every four months. First responders and Gila County Sheriff will have updated codes. Email notifications will be sent out with details, and clickers will remain unaffected.
Community Development News
The meadow east of Thompson Draw I is set for future development of up to 113 homes. While no timeline is confirmed, the project is not expected to affect Thompson Draw II's water supply. There may be a small cash settlement for the community.
